Assessing Property Potential


Sarasota is such a fluid and evolving real estate market that placing value on a property, especially waterfront property, is a moving target.

Each of Sarasota’s six keys, as well as Lido Shores and mainland waterfront, offers different amenities that attract diverse buyers. Appraisers establish the market value of property based on comparable sales in the neighborhood, and this is certainly the most accurate indicator of comparable value.

However, because waterfront lots and houses are so unique, appraisers have a difficult time making adjustments for particular features. For example, the location of the Gulf Beach Setback Line has enormous impact on the building permit process.

If a property is seaward of the GBSL, the code requires that a new house must be built on pilings, which can triple the cost of the foundation.

The location of various setback lines can be an important selling feature. Similarly, the potential to use the existing foundation for a new house is also important, as well as the elevation of the floor.
